Stapleton Long was established over one hundred years ago and operates from offices in Norwood Road, West Norwood. The core business revolves around property management and our clients vary from single property owners to multi-million pound portfolios. For a number of clients the firm has managed their properties for over fifty years. As a firm of Chartered Surveyors we also have a dedicated building surveying department which can provide all necessary advice on maintenance and major contract works from the preparation of initial reports to arranging tendering procedures and supervising works to completion.

Stapleton Long adheres to all current Health and Safety legislation and will advise on any changes to Landlord and Tenant legislation. We would anticipate our basic management functions to be as follows:

 

The preparation and issue of demands in respect of service charge and ground rents.

Monitoring of payments and issuing reminders where necessary. Instigating recovery procedures against persistent non-payers, including referrals to solicitors. In this respect we would expect to have a clear mandate from the client on the trigger points for different levels of action.

To reviewing ongoing maintenance contracts and ensuring compliance with specification.

To receiving reports from tenants/leaseholders of maintenance issues arising and appointing contractors as appropriate.

To processing all suppliers' invoices, including maintenance contractors and insurance, approving and arranging payment and allocating to service charge.

To preparing quarterly accounts for clients, together with end of year account summaries for submission to auditors (if required).

As a firm of Chartered Surveyors we are subject to strict client account regulations and our clients account is subject to audit to the satisfaction of the Royal Institution of Chartered Surveyors.

( This practice does not have any involvement with any building contractors and property maintenance firms. All repair works are placed with independent firms whose performance and pricing is subject to periodic review.)

Stapleton Long has been approved by the Financial Services Agency to deal with general insurance matters, which means that we are fully authorised to demand and collect the insurance premiums element of the service charge and process any insurance claims which arise.
